PLOT DESCRIPTION

The size of the plot is 21 HA

The ground is rocky with plenty Mopani and Marula trees

Beatiful views over the Drakensberg and the all reserve

There is a good borehole with capacity of 8000L/hour

This nature reserve has got an internal constitution which rules the development of the properties

BUILDING DESCRIPTION

Fully furnished double story building of +/- 700 sqm set on a rocky edge. The property has been design to combine luxury, comfort and immersion in this immaculate wilderness.

From the main deck, on the first level, you can enjoy endless views over the kruger, the marula trees and the Drakensberg. From this deck you can as well observe the game which come to drink at your nearby waterhole. This is the area where you will spend the most of your time, protected from the sun and with a light breeze.

There is a nice and wide wooden path wich lead you from this main deck down to the pool area. A beautifull 5X10m pool with two infinity edges and a big wooden deck between rocks and trees. All of the external area is in the same spirit of large views and immersion in the bush with the security of being totally enclosed with wooden handrails.

The house is equipped with large double sliding doors which provide air, views and a lot of light. To reach the first floor there is a large stair case which leads to a big open space (kitchen, living room). Floor and colours have been chosen to keep a natural feeling (brown natural earthquote on the floor and a mix between beige, terracotta, kaki and grey for the wall colors).

Three of the main suites are upstairs (one of them has got two rooms). All en suite with a large bath, an open shower and a toilet, plus an access to the terrace and the main deck. Air-conditioning systems are already installed in the rooms.

Still upstairs, there is a large living room and an open american kitchen with a high thatched ceiling, this space is very clear and offers great views on both side of the lodge. The kitchen is fully equipped and has got an american bar which opens it on the all floor. There is also a store room and another guest toilet.

Two other suites are down stairs. Both of them have got sliding doors and an en suite bathroom. One of them is big enough to be considered as a " flat " or to be, as it is today, kept as an office/reception desk.

On the backside of the lodge there is the staff room (with shower), the laundry and a small workshop, all this corner of the lodge has been fenced (nice wooden fence). There is a second staircase wich leads staight from this area to the back kitchen and the store room.

There is a private road to access to the lodge from the river road (main road in the reserve).

A car port for three cars has been placed on the side of the lodge.

ELECTRICITY, WATER, INTERNET, DSTV

A new transfomer of 100V has been recently instaled by ESKOM (11/2009). This transformer provides enough power for the Lodge (and way more if needed). A new 35 mm electric cable has been installed between the Eskom pole/transformer and the lodge (100m down on the property)

Certificate of compliance (COC) issued the 12/03/2010

Borehole and tank (5000l) are hidden near the property. The water is provided to the lodge through a pressure pump.
The water is filtered with a water softener installed in December 2009 by Purely Water

There is an Internet connexion provided via radio (special dish) as well as a DSTV dish

This lodge is owned by a CC which is VAT registered.

We can provide assistance (immigration and residency documents, creation of CC) to any overseas person who desire to purchase this property.
